TERMS & CONDITIONS
Payment: Tahoe Alpenglow Properties (TAP) accepts Visa, Mastercard, and American Express. Full Payment is due 30 days prior to arrival, or you will pay 25% when booking outside of 30 days to hold your reservation. The total of your stay includes Rent, Transient Occupancy Tax, Cleaning Fee, Booking Service, and possibly a Pet Fee and/or Hot Tub Service Fee (if applicable), as well as either a $2,000 deposit, OR the inclusive $65 Damage Waiver with a policy limit of up to $2,000 in coverage.
Privacy Policy: Tahoe Alpenglow Properties respects the privacy of anyone who uses our website and/or books our properties. We only process and use the data obtained for the specific purposes you have authorized during your transaction, the above mentioned, and to inform you of future rental promotions. We do not sell customer information to any third parties.
Credit Card: The credit card you used to book the property is securely held on file, and may be used in cases of incidentals and/or damages that exceed the inclusive $2,000 damage waiver policy limit, and/or if you wish to add a Pet at posted Pet Fee, or if you would like us to mail items to you left behind, to name a few.
Damage Waiver: Unless other deposit arrangements had been made, coverage has been included with your reservation at time of booking. If during your stay an authorized and insured Guest causes damage to real or personal property, TAP may cover the cost of repair or replacement up to the maximum benefit of the $2,000 waiver. Our waiver is designed to cover an insured persons “unintentional” damages as a result of inadvertent acts or omissions to the rental unit that occur during your stay, PROVIDED THEY ARE DISCLOSED TO TAP BEFORE CHECK-OUT. Participation in this plan does not negate Guests responsibility for damages. Expenses that are not considered covered under this waiver include but are not limited to necessary excessive housekeeper cleaning, hot tub abuse and/or neglect, and excess garbage removal to name a few.
Travel Insurance: Tahoe Alpenglow Properties does not offer a Travel Insurance Policy but Travel Insurance was available with your reservation at time of booking if through Airbnb Trip Insurance, HomeAway/VRBO Travel Insurance, or TripAdvisor/FlipKey Payment Protection, and Guest is responsible for having chosen or declined the option. We strongly recommend you purchase this valuable protection as separate terms and conditions may apply. Read your Description of Coverage/Policy carefully and contact your provider directly with questions regarding your coverage.
Check-In: Check-in time is 4pm. This time may be flexible depending on the reservation schedule of a particular property and you may be charged an early check-in fee of $25 per hour that will vary depending on arrival time. Unauthorized early check-ins will be subject to a minimum fee of $100 plus taxes, but may vary depending on time of check-in. Check-in information, property address and other information along with the lock box code will only be sent to you 5 days prior to check-in date, when paid in full, when this Docu-Sign has been submitted. Keys will be located in a lockbox at the property, or depending on the residence, a front door code.
Check-out: Check-out time is 11am. Late departures must be approved with TAP and you may be charged a late departure fee of $50 per hour past 11am. Unauthorized late check-outs will be subject to a minimum fee of $100 plus taxes, but will vary depending on time of departure. All keys MUST be returned to the lock box. Guest is expected to take excess trash that will not fit in Bear Box. If found, TAP may charge for both our $45/hr rate, and Eastern Regional Landfill dump fee.
COVID-19: Tahoe Alpenglow Properties has implemented some changes, as the safety of our Guests, Homeowners, Housekeepers, Staff, and Community are of top priority. Guest hereby acknowledges that they have read our COVID Info page (https://www.tahoealpenglowproperties.com/covid-19-information/). While we have implemented many collaborative changes, and put forth our best efforts to reduce risk as much as possible, Guest hereby agrees to assume all risks of renting our homes, and releases Tahoe Alpenglow Properties and our associated agencies from all liability involving possible COVID-19 illness. Guest agrees all stays are “at your own risk”, and acknowledges that there may be some remaining inherent risks associated with renting a home, the surrounding areas, or within the widespread community during your stay.
Cancellation Policy: 25% due when booking outside of 30 days, with the remaining 75% due automatically at 30 days before arrival. If booking inside of 30 days, 100% is due at time of booking. If you cancel outside of 30 days prior to arrival, the 25% will not be refunded for any reason and will be considered payment for services rendered into entering this agreement. A cancellation inside of 30 days will forfeit the entire amount. We do not allow for a change of dates when inside of 30 days.
House Rules & Regulations: Many of our homeowners have rules that are specific to their home only. Please read provided documents after booking and abide by posted rules within the home. The property being rented is in a residential neighborhood with year-round residents living nearby. Parties, excessive noise, rowdy behavior, and other nuisances will not be tolerated. Guest is entitled to the quiet enjoyment of the home and TAP will not interfere with that right as long as Guests do not interfere with those rights of the neighbors and other Guests.
TOWN OF TRUCKEE, PLACER COUNTY, & HOA RULES: This is considered your formal notice of STR Rules in relation to widespread Town of Truckee, Placer County, and Tahoe Donner HOA Covenants Rules & Enforcements. All guest should review the Tahoe Donner Home Owner Association Rules and Regulations, which can be found at http://www.tahoedonner.com/members/homeowner-guidelines/covenants/covenants-rules/. All fines charged to TAP by Tahoe Donner HOA, including but not limited to: exterior lights left on after 10PM, 10PM Noise Ordinance, Parking Restrictions, Occupancy Limitations, Garbage, Parking, etc; will be passed through to you and will be the responsibility of Guest. By signing this agreement you (Primary Guest) agrees to have read, shared with all your guests, and to abide by all STR Rules during your visit, taking full responsibility for your Guests, and agrees to pay for the pass through citation/fine by any means necessary. A violation of any of these rules may result in immediate eviction without refund.

Illegal Activity: The Guests shall only use the Premises as a residence, and no illegal activity shall take place in or around the Premises.
Occupancy: All homes have a maximum occupancy specified in the Listing. If at any time the number of guests (children and adults) exceeds the maximum occupancy, your credit card on file will be charged an additional $50 per person per day and since you are in breach of contract you may be evicted immediately without refund.
Amenities: Our homes are equipped with basic kitchen utensils, small appliances, towels, bedding and basic toiletries unless specifically stated otherwise in the home description. Kitchens are well equipped with dishes, glasses and tableware for the maximum occupancy. We do suggest bringing extra toiletries, bath soaps and other comfort essentials.
Hot Tub: If the Premises has a hot tub, it will be professionally serviced prior to your arrival. Be sure to follow all rules and safety guidelines when in use. If excessive use, abuse or neglect occurs the hot tub will require a Dump and Scrub service and your credit card on file will be charged $200.
Cleaning and Damages: House cleaning is a required service after all departures and is included in the cost of your reservation. If excessive cleaning is required, Guest is held liable for extra charges as they are NOT part of your Damage Waiver plan.
Trash/Bears: Trash should NEVER be left outside the bear box to avoid unwanted visits from wild animals in the area.
Heat/Utilities: DO NOT TURN HEAT OFF AT DEPARTURE DURING WINTER.
Area Conditions: It is your responsibility to research the neighborhood and surrounding areas to prepare yourself for incidences that may occur during your stay.
Locked Areas: Any doors, cabinets, or storage areas that are locked are to be considered off limits.
Pets: Pets are only allowed at Pet Friendly properties and if you have received permission by TAP to bring a pet to the rental property prior to your arrival. If a pet is discovered at a No Pets property, your party will be asked to vacate the property immediately.
Smoking: ALL PROPERTIES ARE NON-SMOKING.
Telephones: Most of our homes have landline phones. These phones may be used for local calls only.
Parking: STREET PARKING IS NOT ALLOWED FROM NOVEMBER 1 TO MAY 1 DUE TO COUNTY SNOW REMOVAL. Please park in designated parking areas or you may be cited or towed by the county, and even pushed aside by a snow plow. This is not the responsibility of TAP.
Snow Removal: Snow removal is provided November through April for each property; however, TAP is not responsible for and does not control snow removal operators, and will not offer any refunds for lack of service due to their unknown route.
Maintenance: TAP will try to address any maintenance issues to the best of our ability as they arise. If a malfunction does occur during your stay, please report to TAP immediately so we may send someone for repair as soon as possible.
Guest Responsibilities: Conduct yourselves in such a manner as to ensure the peaceful enjoyment of the neighborhood (Guests of the Guest entering this agreement have the same obligation).
TAP Entry: TAP reserves all rights to enter the property during occupancy when there is a breach of the Guest Agreement
Return of Items Left: Notify TAP immediately if you have forgotten any personal items in the home and we will do our best to retrieve them for you. We will return item to you by regular postal service for a fee of $35 to cover postage.
Liability/Injury/Indemnification: Individual contracting this Agreement is responsible for ALL Guest(s) actions in or around Premises. ALL Guest(s) are expressly assuming the risk of any harm arising from their use of the Premises. Neither TAP nor Owner shall be held liable, or otherwise take any responsibility for any accidents, injury, illness or damage to Guest(s) on or around the Premises or in available facilities that is caused by intentional, unintentional, negligent, or careless acts of said Guest(s).
Assumption of Risk: TAP is acting as Property Manager solely for the Property Owner and your Rental Agreement is a binding contract between you and the Property Owner. If this contract is breached in any way, the Transient Occupants (Guests) may be evicted immediately from the Premises and all payments and security deposits will be forfeited. By signing this Rental Agreement, you warrant that you are legally capable and authorized to make charges to this account.
